There are several things to consider including preparation, pre-inspection, pricing, target market, social media advertising, and then putting it all together into a cohesive plan. It may feel overwhelming, but I will guide you through it all in the appropriate way.

Step 1 - Prep work
Put your BUYERS glasses on. Take a look around your home and ask yourself if you would buy your home in the current condition?
Take some extra time to declutter your home. Plant some flowers, tidy up your yard, and ensure your indoor and outdoor spaces look clean.
Step 2 - Valuation
Now you are ready for Lea to come take a visit to your property and get a feel for your space. From there, Lea can create a CMA (Competitive Market Analysis) that strategically positions your home in the correct price point to bring a successful sale.
Step 3 - Marketing 101
Marketing your home or farm could include several different strategies. One of Lea's favorite suggestions is to Pre-Inspect your home and horse spaces. It seems like it is the buyer's responsibility, but knowing exactly what will come up in the transaction and having the time, patience and energy to fix those items outside the transaction can bring peace when you have received an offer. PLUS, a simple fix on the front side could save you THOUSANDS of dollars in the negotiation process.
Once you have your pre-sale strategy in place, leave it to Lea to bring in the very best team of photographers, videographers, and stagers (if needed) to get your home ready for sale.
Step 4 - Get it Live & Show it Off!
Once we are live on the MLS, I do additional marketing efforts that reach my horse network of people that help get the word out. Social media plays a huge role in spreading the word, as well as this website and HorseProperties.net!
Step 5 - Review the offers

Step 6 - Expertly Negotiate a Clean Offer

Step 7 - Purchase and sale agreement
Once we negotiate a clean and healthy offer, my transaction coordinator and myself make sure the rest of the deal runs smoothly and on time.
Step 8 - Inspection
The buyer's always have the right to inspect their future home, even if you have already pre-inspected it. So this process gives another layer in the negotiation process.
If you have opted to Pre-Inspect, this part of the transaction and process runs much smoother because you know how solid your home is.
Step 9 - Title, Escrow & Closing
Lea's hand picked team for Title and Escrow officers make sure the legal transition from one owner to another runs flawless. They make arrangements for all legal and necessary documents, title insurance, and signings. They also make sure money goes where it needs to in the sale.
Step 10 - New Dreams
When the day comes that your home closes, you can leap off to your next adventure and chase new dreams. Through this process I help you net the most money for your property in a fair amount of time commensurate to the marketplace!
